The proposed project reflects the diversity characteristic of the municipality of Maia, where economic, agricultural and residential functions coexist. The project plans to activate outdoor areas as transition zones (paths, green car parks, loading and unloading areas for heavy vehicles, etc.), thus promoting a set of economic and environmental qualities that are highly functional and favour different rhythms of appropriation and human presence.
The intervention seeks to balance economic development and environmental sustainability, consolidating the site as a new hub for economic growth, while respecting the existing ecological and social matrix resulting from an analysis of the immediate territory.
In terms of accessibility and mobility, there are accesses for heavy and light vehicles to the interior of the site, constituting a central point of the proposal that maintains the existing main road layout, establishing efficiency and safe access with adaptation to the new expected traffic flows.
The project also includes areas to be integrated into the municipal public domain of the current building operation, consisting of urban/road infrastructure areas, public parking, and a natural park equipped with urban facilities.
A notable feature is the ‘natural park,’ which should be understood as an allocation of public interest, subject to the relevant legal obligations and restrictions, not implying its transfer to the municipal public domain, but ensuring environmental protection and compatibility with land use planning in partnership with the municipality and the development to be built.
